Before
Multiple quotes said replace it.
We said restore it.
Heavy mould, severely flaking paint and years of deferred maintenance — but underneath, the bones were sound.
They usually are.
The window had lots of life left in it.

During
The window came out. Every layer of old paint came off. The rot was cut back, treated and made good.
Then it went through our full Weathershield painting system — primer, undercoat, topcoat — built up properly, the way it is supposed to be done.
No shortcuts. No painting over the problem.
Just a window that is now ready for another hundred years.

After
Back in, balanced and sealed.
New cords, correctly weighted sashes and a full perimeter draught seal fitted on reinstallation.
The window that was destined for a skip now opens with one finger, closes flush and keeps the cold where it belongs — outside.
Restored. Not replaced.
Keep the charater of the windows without having to life with the negatives.
It’s embarrassing when your sash windows look tired and neglected.
It’s frustrating paying high heating bills when draughts creep in around every frame.
.
No one should have to put up with windows that stick, rattle or simply won’t close properly.
The English weather is unpredictable enough — it shouldn’t be allowed to chip away at your comfort and quality of life. Whatever it throws at you, your home should remain a warm, draught-free sanctuary — and your sash windows should be part of that, not the problem.
Don’t allow others to convince you your original windows are not worth saving.
What our satisfied customers say
Painting & draught sealing service
“The sash windows in our bedrooms had been rattling for years and the rooms were always cold. We called Pieter, he assessed everything and gave us a clear plan. The team painted and draught-sealed the windows and coordinated the glazing through their own network. Punctual, careful and no mess left behind. The windows move smoothly, the draughts are gone and the finish is exactly what you want on a period property. Really pleased with the result.”
Caroline, Enfield (2024)
Workshop painting service
“We were a little unsure at first about having the windows taken away to be worked on off-site, but Pieter walked us through the whole process from the start and we knew exactly what to expect at every stage. The team removed the sashes carefully, kept us updated throughout and had everything back in place exactly when they said they would. The finish is outstanding. You can tell the work was done properly in a controlled environment — it is a level of quality you simply cannot achieve painting in situ. The windows look better than they have in decades.”
Gustav, Reading (2025)
draught sealing
“The plan had been to replace the front door. It scraped, it rattled and every winter the draughts found their way in regardless of what we tried. Pieter talked us out of it — and he was right. He eased and rehung the door, fitted a full perimeter brush seal and replaced the locks. The bedroom windows got draught-sealed while the team were there. By the end of the day the door closed with one finger, the bedrooms had stopped their nightly rattling and the whole front of the house felt like it had been quietly put back together. Replacement was never mentioned again.”

HOW DO YOU RESTORE sash windows?
At The Sash Window Painting Specialists, we never cut corners. Every window we restore follows the same meticulous process — each stage carefully completed to ensure your sashes perform beautifully and look the part for years to come.
- In-situ or Workshop — All of our work is carried out either at your property or in our specialist workshop, depending on the level of restoration required. Either way, we never need scaffolding — keeping your home accessible and disruption to a minimum.
- Inspection & Repairs — We begin with a thorough assessment of each window, identifying any areas of damage, decay or weakness. Problem areas are carefully isolated and repaired using bespoke hardwood pieces shaped to match your existing frames, ensuring a seamless and lasting result.
- Stripping — Where painting is required, we remove all old, flaking paint from the sashes and frames by hand. This step is essential — paint build-up is one of the most common causes of sticking sashes and poor performance, and a clean surface is the foundation of a long-lasting finish.
- Glazing — Where required, we replace cracked or inefficient glass, re-bed panes in fresh putty and reseal around glazing to improve both thermal efficiency and weather resistance.
- Draught-Proofing — We fit a specialist brush pile and compression seal system throughout the window, forming an effective barrier against draughts without affecting the smooth, balanced operation of the sashes.
- Sash Cord & Pulley Restoration — Where cords are worn, broken or missing, we replace them using traditional materials to restore the correct balance and smooth operation of every sash.
- Painting — Finally, we apply a meticulous hand-painted finish using only the finest quality paints in your chosen colour and sheen, giving your windows maximum protection and a result that enhances your home for years to come.
MORE ABOUT sash window REPAIRS
A
How We Repair Sash Windows
Every sash window repair we carry out follows the same careful, considered process — because lasting results start with doing things properly.
- Inspection — We begin with a detailed assessment of each window, taking the time to understand not just what’s wrong, but why. A sticking sash, for instance, might be the result of paint build-up, a swollen frame or a broken cord — and each requires a different approach. Getting to the root cause is always the starting point.
- Repair — With the cause identified, we carefully isolate the problem and carry out all necessary work with precision. Timber repairs are completed using bespoke hardwood pieces shaped and fitted to match your existing frames. Damaged components — glass, putty, sash cords, pulleys and ironmongery — are replaced with carefully selected materials that complement the character of your windows.
- Finishing Touches — Once the repair is complete, we treat and finish the window to ensure everything is fully protected and looking its best. Whether that means resealing around new glazing, repainting a repaired section or refinishing the entire frame, we take care of every last detail — leaving your windows in the finest possible condition.
TELL ME ABOUT THE HISTORY OF sash windows IN ENGLAND
London’s Sash Windows Through the Ages
The Sash Window Painting Specialists have spent years working on London’s remarkable original sash windows. That experience has given us not only deep technical knowledge, but a genuine admiration for the craftsmanship and architectural character found across the capital.
London’s sash windows tell the story of the city itself. Each era brought its own distinctive style, and those details are still visible today on streets throughout the capital.
Georgian: 1714–1837
The sash window as we know it came of age during the Georgian period. Elegant, symmetrical and deeply considered in their proportions, Georgian sash windows are among the finest examples of British craftsmanship anywhere in the world. Typically featuring six-over-six pane configurations with slender glazing bars and flush frames set deep into the brickwork, they were designed to complement the restrained, classical architecture of the era. Many have now stood for well over 200 years — a testament to the quality of the timber and craftsmanship that went into them.
Victorian: 1837–1901
As glass manufacturing advanced and became more affordable, Victorian sash windows grew larger and more elaborate. Two-over-two configurations became increasingly common, with bigger panes replacing the intricate multi-pane designs of the Georgian era. Decorative horns — the distinctive curved projections at the top of the lower sash — became a hallmark of Victorian windows, as did ornate architraves and more decorative surrounds. Stained and etched glass also made an appearance, adding colour and artistry to the Victorian streetscape.
Edwardian: 1901–1910
Edwardian sash windows brought a lightness and simplicity that set them apart from their Victorian predecessors. Larger panes of glass, often in a two-over-one or one-over-one arrangement, gave homes a brighter, airier feel. The heavy ornamentation of the Victorian era gave way to cleaner lines and more refined detailing — elegant without being excessive. Many Edwardian windows also featured leaded lights in the upper sash, adding a touch of craftsmanship while maintaining the period’s characteristic restraint.
Interwar: 1919–1939
The interwar years saw sash windows begin to share the stage with new window styles, but they remained a common feature across London’s growing suburbs. Designs became more varied, often reflecting the optimism and energy of the period. Some retained the elegance of earlier eras, while others took on bolder proportions and simpler detailing to suit the more functional architectural styles of the time.
Modern: 1945–Present
Despite the widespread adoption of uPVC from the 1970s onwards, original sash windows have never lost their appeal — and in recent decades, appreciation for them has only grown. Where uPVC requires full replacement every few decades, a well-maintained timber sash window can last indefinitely. Modern timber sash windows continue to draw on the heritage of earlier periods, with traditional proportions, authentic glazing bar profiles and classic painted finishes remaining as desirable as ever.

restore or replace your sash windows?
Replacement feels like the logical answer. It rarely is.
A uPVC window will last twenty years, maybe thirty if you are lucky. Then it goes to landfill and you buy another one. A well-restored timber sash window, maintained properly, will outlast the house. The maths is not complicated.
But this is not just about longevity.
Original sash windows are part of what makes a period property worth owning. The proportions, the glazing bars, the way light moves through original glass — none of that survives a uPVC replacement. You get something that keeps the rain out. You lose something that took a century to put there.
Planning restrictions exist for a reason. In conservation areas and listed buildings, replacement is often not even an option. But even where it is permitted, the question is worth asking: why would you?
The window in front of you is almost certainly repairable. Rot that looks terminal rarely is. Paint failure, broken cords, rattling frames, failed putty, draughts that find you in the night — these are maintenance problems, not death sentences. We have restored windows that three other tradespeople had written off.
Restoration costs less than replacement. It preserves what makes your home your home. And it means the next owner, and the one after that, inherits something worth having.
Replace only what cannot be saved.
In our experience, that is almost nothing.
